East Bend offers a large dog park and sits in a walkable Heights neighborhood, but residents report a stark divide in experience. Maintenance staff including Israel, Kim, Jackie, and Amanda earn consistent praise for responsiveness and friendliness, yet management communication remains a flashpoint. The core problem: dozens of car break-ins and thefts from a supposedly secure garage, combined with roach infestations, mold from water damage, broken gates and elevators, and management's pattern of unresponsiveness and deflection.
Those experiencing issues describe feeling unsafe and unheard. Several cite months-long amenity outages, lost packages in a disorganized mail room, and unauthorized maintenance entries. One resident even installed security cameras inside their own unit after a worker photographed personal items. Positive five-star reviews praise the location, events, and cleanliness, but arrive primarily from earlier residents; recent complaints are consistent in tone and detail, suggesting ongoing systemic issues rather than isolated incidents.
Recent shift: A sharp downward shift in sentiment began around 4-5 months ago. Positive five-star reviews (praising team professionalism and cleanliness) largely predate this period. Recent one-star reviews-all within the last 2-5 months-cite specific, repeated crises: vehicle thefts, pest infestations, infrastructure failures, and management unresponsiveness. The tone and detail consistency across recent complaints suggest escalating systemic issues rather than individual grievances.
Reviewers praise the leasing team and the walkable Heights location. Several say staff answer questions quickly and help with move-ins. The strongest negatives are about garage towing and repair problems that dragged on. Paragraph placeholder
Reviewers who stay long term describe frequent elevator outages that can last weeks or months. Many also say management is slow to respond and does little after problems happen. Several praise the location and the dog park. Newer residents and prospective renters often praise the leasing team, especially named staff who helped with tours and move-ins. Others report rude front desk service, hallway trash and roaches, garage break-ins, and a paused online rent payment system.
Reviewers praise the leasing team, especially Tristyn, for quick replies and clear answers. Many say the rooftop pool, downtown views, and quiet building make the stay pleasant. The 1-star reviews form a sharp contrast, though. Recent 1-star reviews describe frequent false fire alarms, often around 3 to 4 a.m., and a lasting mold and moisture problem in units. Some also report urine smells and stains in a fifth-floor hall. Staff response to these issues is a repeated complaint.
